“The application of portfolio theory enhances the value of this instrument. By collectivizing numerous properties, the entire security is not one event dependent but, rather, is predicated on diverse properties and events. (The sale of each property within a portfolio that is the security class generates an immediate cash flow similar to an extraordinary dividend declaration.) The construction of these portfolios can be configured with land-only properties, condos, houses, commercial buildings, and so on. These portfolios can then be partitioned into trading units or equity rights participation securities. The collection and distribution procedures created homogenized security units. A powerful hedging tool emerges because the market can essentially sell-hedge “pure” real estate equities, not the underlying singular properties.”

Many people think a real estate auction is the most accurate way to determine the true value of a property. But auctions have a lot of different dynamics many people don’t know about. One of them is something called a shill bid. A shill bid : when the seller (or auction company) has a third party bid on their item solely with the intent of driving the price up and not for the purpose of buying the property.

Shill bids are often used to get the price up to the seller’s reserve price (this is the minimum the seller will accept for the property). It can also be used to drive up the price when active bidding is going on.

Here is a typical auction scenario: Single family REO with an opening bid of $350,000. The opening bid is greatly below value and it does the job, people start bidding like crazy. The property reaches a price close to the FMV (fair market value) of $475,000. The bidding starts to settle down and all of a sudden a new bidder comes into the mix. The auctioneer announces that the bidding will now increase to increments of $5000.00. So the new bidder (our shill) bids $480,000 and the husband and wife who were so close to getting their dream home at $475,000 now need to make a decision if they want to go higher, they do and win at $485,000. Ten thousand more than their “wish” price (as my mentor, Ken Stimson would say). Was it worth it? Or did the auction company capitalize on emotion and use a shill bidder to get $10,000 more?

The answer is YES they did. You can find big winners at auctions but you must know how the game is played and keep to your rules.

My List of Suggested Rules is:

Property due diligence – get comps and run the numbers to see where the price to buy makes sense. This will also include having an “unofficial” inspection. Bring your handyman or contractor to the scheduled open house and have him give you a ball park on repairs needed.

Make sure you take all the opportunities given to view the subject property.

Make sure you know if there is a reserve price and what the fees are.

Multiple Properties – try and research multiple properties that you might be willing to purchase. This does two things:

makes you look like a player if you are bidding on more than one property

doesn’t allow you to get all emotionally tied to just one property

If bidding starts out fast and furious, hang back until the bidding starts to die down. Don’t fuel the fire.

Often the first properties up sell for less because amateur bids will sit back and try to get the lay of the land.

I believe you should look like a professional (this advice often raises differences of opinions). If you are a professional, look like one.

The best auction advice was given to me by my mentor – know your “Walk away” price and stick to it. The property didn’t get any more valuable because someone else is willing to pay more.

You don’t have to use my rules but if you stick to a set of rules it will ensure greater success.

Get real-time live foreign exchange rates in Excel with this free spreadsheet. The quotes are delayed by about 15 or 20 minutes but are updated every minute or so.

Everything is automated in VBA. The VBA can be viewed and modified. The nuts and bolts of the code is a QueryTable that extracts the most recent forex rates from finance. yahoo for the two specified currencies.

All you have to do is type in two three-letter currency codes, and click a button (you can find a list of currency codes here ).

The VBA then downloads the the most recent foreign exchange rates from Yahoo into Excel, using a query table.

Excel then downloads the previous close, open, and current bid/ask rates for the currency pair. Clicking the button again refreshes the quotes with the most recent values.

Automatically Updated Real-Time Forex in Excel

Now, heres where we can be clever and get Excel to automatically update the exchange rates live.

1. Select the QueryTable as shown below, right-click and select Data Range Properties .

2. In the External Data Range Properties menu, place a check in the Refresh every option, and pick an update time (you can only choose an integer number of minutes). Now click OK .

Excel now updates the data in the QueryTable automatically, without you needing to click buttons or run macros. Cool, eh?

I use a variant of this spreadsheet to keep track of the sterling value of my foreign savings. You can, for example, modify the VBA to download Forex rates for many currency pairs (let me know if you want this spreadsheet).

A house trade happens when the parties buy and sell simultaneously.

Home swappers can get mortgages, just as on conventional purchases.

After spending two years trying to sell her Florida home, Pam Farley decided it was time for a new strategy. She quit looking for a buyer and went after sellers who were interested in trading homes with her. A few months later, she signed the closing documents and swapped her house in Sarasota for a house in New Mexico.

Since the housing market tanked, homeowners wishing to upgrade to bigger homes, downsize or relocate have become more open to the idea of making a home swap, says Sergei Naumov, CEO of GoSwap. Naumov founded the website where owners list properties, ranging from real estate to cars, for trade. Since it was founded in 2006, the site has grown from a few dozen users to about 36,000 active registered traders and has 60,000 to 80,000 visitors a month. In addition to other similar sites, many homeowners also list house swap deals on Craigslist.

The house-swap strategy had long been used by owners of vacation homes who often trade temporarily. But the idea of a permanent home swap, although more popular than a few years ago, isn't an option that most sellers consider.

But they should, Farley says. "Everything is a little scary when it's unknown, but it was the best decision we ever made," she says. "When we had our house on the market (for sale), we kept having to reduce the price until I finally said, 'This isn't working, and it's getting scary.' And that's when I found various house-swap sites."

How it works

A home swap is not as complicated as it first sounds, says Naumov.

"It's just that instead of one transaction you have two transactions happening at the same time -- one selling your house and a second buying the other party's house," he says.

Simply put, swapping properties is like selling your home to a person and buying another home from that same person, ideally on the same day.

The key is to spell out in the contracts that the closings should take place simultaneously, says Rafael Castellanos, an attorney and managing director at Expert Title Insurance in New York.

The swappers sign separate purchase and sale agreements for each of the houses being traded. The contracts spell out the price of each property. If one home is more valuable than the other, the buyer of the more expensive house pays the seller for the difference at closing. In other words, if you swap your $200,000 house for a house worth $300,000, you would pay the seller $100,000 at closing.

If either of the properties being traded has an outstanding mortgage, the existing lender is paid at closing, just as in a traditional sale.

How to find the correct spelling and folder

Missing or Broken Files

When you get a 404 error be sure to check the URL that you are attempting to use in your browser. This tells the server what resource it should attempt to request.

Notice that the CaSe is important in this example. On platforms that enforce case-sensitivity e xample and E xample are not the same locations.

For addon domains, the file must be in public_html/addondomain/example/Example/ and the names are case-sensitive.

When you have a missing image on your site you may see a box on your page with with a red X where the image is missing. Right click on the X and choose Properties. The properties will tell you the path and file name that cannot be found.

This varies by browser, if you do not see a box on your page with a red X try right clicking on the page, then select View Page Info, and goto the Media Tab.

Finance Your Real Estate Investment Properties

Unlike traditional residential real estate mortgages, real estate investment financing is way more creative and offers more options than you think. The golden rule in real estate investment is OPM (Other Peoples Money).

I have enough money; shouldnt I buy my real estate investment for cash? No, I absolutely advice against investing large sums of cash into a single real estate investment. There are two reasons why not. First, you give away most of your profits by not leveraging your real estate investment. Second, it is far too risky to put every egg into one basket.

Let me explain the leverage issue for a moment. I will give you an example of a $100,000 investment property that typically increases its value (appreciates) by 7% average a year. Maybe more, maybe less depending where you live. Paying all cash for this property will yield in a 7% appreciation profit plus the net profit from renting the place. Now youre looking at roughly 15% of returns.

If youre conservative with your investments you might be satisfied with this kind of a return. These days you might get equal or better returns with other conservative investments minus the hassle of being a landlord. But you dont mind being a landlord, because you understand and utilize the leveraging method with financing your real estate investment.

With the example above you will make roughly $15,000 a year in profits from your investment. Now lets take a closer look at what leveraging can do for you. Today a typical real estate investor can get financing as high as 95% - 97% of the purchase price. Occasionally 100% financing is available as well. But this would be totally unfair in this example to compare this with all cash purchasing.

15% return sounds like a lot, but wait till you see this. Lets assume that the rental income will cover all your expenses including the mortgage payments. Taking the same example from before your net return would be the 7% appreciation profits of your property. This would translate into a $7,000 a year profit. With a 95% financing in place you would get $7,000 return on $5,000 (your 5% down payment) invested. This is a whopping 140% return on investment.

With the same $100,000 you can go out there and get 20 investment properties, finance 95% of it and make an amazing $140,000 profit a year. This beats the projected $15,000 profits with an all cash transaction any day.

Of course you will have a lot of trouble to get financing for 20 properties in a single year. Typically 5-6 new rental property mortgages are the maximum lenders will allow these days. This is the signal to get creative with your financing structures.

In this case sellers financing would be your key to achieve your goal of maximum leverage of your investment dollars. Despite the message from all these late night infomercials, seller financing is harder to get than they want you to make believe it is.
